While new launches in Dubai have slowed, Abu Dhabi is heading into one of its busiest periods for new projects.

According to Metropolitan Capital Real Estate, around 30 new residential projects are expected to come to market in Abu Dhabi before the end of 2026 — roughly one every three days. The total value of the new inventory is estimated at AED 33–45 billion.

Record demand for off-plan.
Since the start of the year, buyers have acquired residential property worth more than AED 40 billion in the capital. About 82% of deals from January to mid-September were off-plan. Resales grew by 34%, and resales of off-plan contracts almost tripled.

The most successful projects of the year.
Hudayriyat Golf Estates by Modon leads with sales of more than AED 13 billion. It is followed by Ohana's Manchester City Yas Residences (about AED 6 billion for the first phase), Aldar's Talay and Yas Riva Reserve (over AED 5 billion), Eagle Hills' Ramhan Island (about AED 2 billion) and ORA's BAYN (AED 1.8 billion).

Prices and buyers.
On repeat sales, apartment prices rose by about 20% and villa prices by 12%. Buyers from 116 nationalities purchased property in Abu Dhabi, and the regulator ADREC has expanded the number of investment zones open to foreigners to 50.

New financing option.
Since September, a framework allows buyers who have paid 50% of an off-plan property's value to finance the remaining balance during construction. This makes larger purchases more accessible.

Outlook.
Analysts expect buyers to become more selective in 2027, with integrated communities — schools, marinas, leisure and good transport links — in highest demand. Empire City tracks every new launch and will help you secure the best units at the start of sales.
